The website beachfront.pt is operated by Horas Enigmáticas, Unipessoal, Lda., a private limited company based at Av. Amália Rodrigues, n.º 18, 3.º Dt.º, 2650-437 Amadora, registered at the Commercial Registry under the single registration and corporate tax number 516 947 753, with share capital of €50,000, owner of the BeachFront Living brand (National Trade Mark Registration 723774, Nice Classification class 43 — temporary accommodation — registered on 21 August 2024). BeachFront Living is a booking platform listing apartments managed by property managers. Each apartment’s manager is always identified in its booking conditions, and the Local Accommodation Registration number on the apartment page; the entity invoicing the stay is shown at checkout before payment. For Espadarte apartments, Horas Enigmáticas holds the registration and invoices the stay, while local management is provided by UniversePoint, Lda. (Bedzy); for other apartments, the manager acts for the registration holder, provides accommodation and invoices the stay, while BeachFront Living acts as a booking intermediary. By using the website or making a booking, you accept these Terms and Conditions. How we process personal data is described in our Privacy Policy.

On-site services — check-in, cleaning and assistance during your stay — are provided by each apartment’s property manager. Assistance during your stay should be requested using the contacts in the accommodation and booking email.

The platform

The role of BeachFront Living

• BeachFront Living promotes and advertises the apartments, runs marketing campaigns and provides the platform for selling stays and processing bookings online. When it collects payment for a stay, it does so in the name and on behalf of the entity responsible for the accommodation.
• The price of each apartment and the accommodation rules, including check-in and check-out times and the security deposit, are set by the entity responsible for managing that apartment.
• The booking policy — rates, cancellation conditions, payment amounts and deadlines — is set by the entity responsible for managing each apartment and may vary between properties. It is set out in the booking conditions for the relevant apartment.
• BeachFront Living does not collect security deposits. Where required, they are requested and managed directly by the apartment manager during online check-in.
• Accommodation invoices are issued by the entity shown at checkout: Horas Enigmáticas for Espadarte apartments; for others, the property manager on behalf of the Local Accommodation Registration holder.
• In apartments managed by partners, additional services are invoiced by Horas Enigmáticas, Unipessoal, Lda.
• Payment for the booking (stay, final cleaning and additional services) is made at checkout and received by Horas Enigmáticas, Unipessoal, Lda., which processes it through Stripe.
• The advertised apartments may be managed by the Local Accommodation registration holders themselves or by property managers appointed by them. The entity responsible for management is identified on each apartment’s page.
• BeachFront Living is responsible for the services it provides as an online promotion and booking platform; the accommodation service is provided by the entity responsible for managing each apartment (see “Liability”).

Ranking

How we rank results

Under “Recommended”, accommodation order considers the search match, availability on requested dates and commercial agreements with managers. BeachFront Living properties and preferred partners may be highlighted.

When sorting by price, results are displayed exclusively according to price.

Filters only narrow the results to the selected features; they do not determine their position.

Reviews

How we publish reviews

Reviews are requested by email, through a personal link, after the stay. We publish both positive and negative reviews; we only leave out those containing offensive language, personal data or content unrelated to the stay.

Use of the website

You agree not to use the site unlawfully, interfere with its operation or attempt unauthorised access to restricted areas. We may suspend access for breaches of these terms.

Booking formation and confirmation

• Before confirming, you are shown the apartment, dates, guest numbers, total price in euros and selected rate.
• The booking is completed when you accept the apartment’s Booking Conditions and these Terms and Conditions and authorise payment.
• The specific conditions — payment, cancellation, security deposit, times, occupancy and house rules — are in each apartment’s Booking Conditions, available on its page and at checkout.
• Changes and cancellations follow the selected rate’s conditions. In rare exceptional cases, BeachFront Living may reconsider a request otherwise excluded, without any obligation to do so.
• We send confirmation to the email provided. The confirmation email is proof of booking.
• Access through the personal link and “Your booking” area is described in the Privacy Policy.

Right of withdrawal

Under Article 17 of Portuguese Decree-Law 24/2014 of 14 February, accommodation contracts for specific dates are excluded from the 14-day right of withdrawal. The selected rate’s cancellation terms, described in the Booking Conditions, apply.

Intellectual property

Website content — text, photos, design and code — belongs to Horas Enigmáticas, Unipessoal, Lda. or its licensors and is copyright-protected. It may not be copied or used commercially without permission.

Liability

BeachFront Living is responsible for the services it provides as a platform: promoting and advertising the apartments, marketing campaigns, information presented on the website, processing online bookings, collecting payments and issuing refunds in accordance with the conditions set by the entity responsible for the accommodation, and processing personal data within those services. Prices, rates, accommodation rules, cancellation conditions, payment amounts and deadlines are set by the entity responsible for managing each apartment. The accommodation service and compliance with each apartment’s legal obligations — Local Accommodation registration, mandatory safety equipment, house rules and mandatory civil liability insurance — are the responsibility of the registration holder or property manager, according to their respective roles.

We aim to keep information correct and current, but do not guarantee continuous website availability or absence of errors. To the extent permitted by law, we are not liable for indirect loss from website use. Nothing limits your statutory consumer rights.

Applicable law and disputes

These terms are governed by Portuguese law. Disputes are handled by courts competent under law, without prejudice to mandatory consumer protections, including the right to use the court of your domicile.

Language. Everything BeachFront Living provides on the website, in documents and communications is written in Portuguese, including these terms, privacy and cookie policies, booking conditions, house rules, property descriptions and booking emails. Other language versions are translations for convenience and understanding and do not replace the Portuguese version; Portuguese always prevails in any discrepancy, conflict or interpretative doubt.
